Before you pack
The details guests ask about most, from check-in times to the hot tub, lake access and booking.
The house is in Lake Huntington, Sullivan County, in the western Catskills. Narrowsburg, Callicoon and Livingston Manor are an easy drive, and Bethel Woods, the concert venue on the original Woodstock site, is about 8 minutes away. A car is the practical way to get here and get around.
Free on-site parking, right at the house.
The entire house is yours, for up to 8 guests across 3 bedrooms and 5 beds. Bedroom 1 has a king with lake views; bedroom 2 a queen; bedroom 3 a bunk with a full below and a twin above, good for kids, cousins or close friends; and the living room has a daybed for one more guest or an afternoon reading nook.
One full bath upstairs, plus a half bath that is small in size but big in personality.
Self check-in any time after 4:00 PM, arrive when it suits you, no key handoff needed. Check-out is before 10:00 AM.
No pets, and the house is smoke-free.
Families are welcome, with two things worth knowing: the lakefront deck and shoreline sit directly across a quiet local road from the house, so young children should cross with an adult, and the original Victorian staircase is steep in the way old staircases are, so keep an eye on little ones.
Wi-Fi throughout and a dedicated workspace with natural light if you need to work a Friday before the weekend starts, or stay a little longer.
A bright, fully equipped kitchen built for real cooking, big breakfasts before the lake, farm-stand dinners, late-night snacks after the fire pit, plus a washer and dryer in the house.
Your lakefront access is private: an expansive lakefront deck with multiple lounge zones and a café table, shoreline access, 2 kayaks, 3 stand-up paddleboards and a 2-person inflatable tube. The lake is swimmable in the warm months, bring water shoes for the shoreline.
A private hot tub in the backyard, just for your group, under the stars in summer, steaming in the snow in winter.
Lake access and the water gear are seasonal by comfort level, swimming is a warm-weather pleasure, so bring water shoes. The hot tub, two fire pits and indoor fireplace carry the colder months, when the lake freezes over and the house gets very quiet.
There is an exterior doorbell camera, a carbon monoxide alarm, and a fire extinguisher in the kitchen.
Events here tend to be seasonal, local and often last-minute. Callicoon hosts a weekly summer farmers' market, festivals and live music; the Sullivan Catskills visitors calendar covers county-wide happenings; Bethel Woods runs concerts and exhibitions; and The River Reporter tracks talks, art shows and smaller performances in the river towns.
Check-in after 4:00 PM, check-out before 10:00 AM, 8 guests maximum, no pets, smoke-free. The complete house rules are confirmed during booking.
